A survey of over 100 Buyers and Tenants of Palm Jumeirah property resulted in some interesting results which also affect Property Owners in achieving the best deals.
An important theme which affects every property owner, buyer or tenant is the poor amount of TRUST that exists in the property market. Websites with fake, expired and multiple advertisements (23% of complaints) cause confusion, frustration and suspicion. The other complaint that “Brokers and agents will say anything to get a Tenant or Buyer (or Property Owner) to sign a contract” again causes concern and low levels of trust.
Poor communication, a lack of property knowledge and market experience are frequent complaints. Property is often the owners most important asset . However, the response from many Buyers and Tenants was that they were amazed people with poor knowledge were dealing with such important transactions.
The Real Estate / Property Market is a 7-days per week industry. However, many brokers do not meet Buyers and Tenants at the property but rely on current tenants and security guards to allow access.
There were even complaints about brokers not answering phone calls on weekends. Those are the days when the most Tenants and Buyers are not in work duty and available to view property.
